Melbourne, a city that’s no stranger to transformation, is gearing up to welcome an iconic addition to its cityscape – the Hannah St. Hotel. As the latest announcement unfolds, Melbourne’s inner city is excited. This infusion of new energy comes right on the heels of the ambitious $1.7 billion Melbourne Arts Precinct Transformation Project, slated for completion in 2028.

The Hannah St. Hotel emerges from a dynamic collaboration between industry giants Time & Place, MaxCap Group, and TFE Hotels. Adding another feather to Melbourne’s cap, the venture aspires to redefine luxury and authenticity in the hospitality sector. The project has tapped into the expertise of construction maestro Hickory to introduce a fresh hotel brand meticulously designed to resonate with Melbourne’s cultural nuances.

Spanning ten floors, the Hannah St. Hotel will house 188 luxurious rooms under the prestigious Collection by the TFE Hotels brand. This aligns with esteemed properties like The Calile in Brisbane, the under-construction boutique in Sydney’s Surry Hills, and the colossal $340-million dual hotel venture in Melbourne’s Docklands, due in 2026.

Ideally situated at the crossroads of Melbourne CBD, Yarra River, South Melbourne, and the Arts Precinct, the hotel promises more than a place to sleep. With plans for a local bar, rooftop events arena, and an upscale restaurant, it aims to be a beacon for locals and tourists alike.

This new venture complements the Queensbridge Building precinct’s plans, encompassing 367 upscale apartments, plush resident-exclusive gardens, private rooftop terraces, a lap pool, a wellness centre, and co-working spaces. With its construction in full swing, the anticipated completion is set for Q3 2025.

Time & Place Director Tim Price elaborated on the vision behind the Queensbridge Building, “Our intent is to craft legacy projects that seamlessly blend art, culture, and design.” He expressed optimism that the hotel would seamlessly integrate with the community, serving locals and tourists.

Tim Price couldn’t agree more. He sees the hotel as an emblem of community spirit. “This is more than just a building; it’s a commitment to the community. We’re here for the long haul,” he remarked.

The innovative project is set to include an ‘Experience Director’ who’ll curate unique engagements for residents. Additionally, state-of-the-art amenities such as a training lap pool, extensive gym facilities, and sound-proof podcasting rooms will be accessible to hotel guests. Before breaking ground, Time & Place and Hickory recognized the potential of the King’s Way Overpass urban parklands. They collaborated with renowned Indigenous Artist Reko Rennie to unveil their temporary ‘Underpark’ with a basketball court.
