The stunning villa belonging to the family of Simonetta Lein, the Italian-American who won the Celebrity Media Personality & Influencer of the year 2022 award through the World Influencers Bloggers Award at the Cannes Film Festival, has been entrusted to Italian luxury PropTech Lionard Luxury Real Estate (https://www.lionard.com) and put up for sale for 1,850,000 euros..

The villa (https://www.lionard.com/luxurious-bioclimatic-villa-in-friuli-countryside.html), located in the province of Pordenone, is an example of a “green building”, a climate-responsible building, since it was conceived according to the principles of bioclimatic architecture, i.e., according to design techniques designed to take advantage of natural elements, namely geological and climatic elements, optimizing the thermal interchangeability between the building and its surroundings to reduce its energy impact.

Orientation, the shape of the property, the installation of photovoltaic systems, the size of the win-dows and the use of surrounding vegetation are all representative of these techniques, which are becoming increasingly popular today, due to the impact that construction has been shown to have on the environment, summarized by two figures recorded in the 2022 Global Status Report for Buildings and Construction, (a publication of the United Nations Environment Programme – UNEP) 37% of global carbon dioxide emissions come from the construction industry, which, moreover, consumes over 34% of global energy demand.

The architectural choice of Lein’s parents was therefore pioneering: “I still remember when, 25 years ago, as a child, I used to take a shower after swimming in the pool with steaming hot water that came straight from the solar panel. Back then, I didn’t realize how far ahead of the times my family were”, says the influencer with almost 18 million followers on Instagram.

The selection of materials used for the interiors also confirms the ecological footprint of the estate in the Pordenone countryside and refers to the modern concept of quiet luxury: “I remember my mother’s desire to have natural materials in the house such as Tuscan terracotta and water-based paints, and to avoid the use of cement to avoid allergies or potential damage to health,” Lein continues. “She even chose to install radiators as skirting boards, because they emitted heat more efficiently while consuming less, which helped both in terms of costs and the environment. Not to mention the choice of relying on skilled local craftsmen to decorate the interiors and support the local economy.

Here, those choices and this villa influenced my person and my lifestyle; they gave me the courage to be different and able to anticipate trends that would later become mainstream. If I now host the Simonetta Lein Show, one of the world’s most renowned shows on Instagram, it is because I believe in using the digital medium as a tool to interview important celebrities who, instead of flying into my studio, connect with a click. A nice gesture towards the environment, I would say”.

The property consists of a luxurious master villa and a second independent building, for a total internal area of 1,150 square meters. The exterior occupies an area of about 7,600 square meters.

The main building, dating from 1900, built of stone made from large boulders from a river near the property, is scenically covered with jasmine; it has three levels and offers four bedrooms, including a master suite on the second floor with an en-suite bathroom and sauna. The ground floor of 200 square meters also includes accommodation for service personnel. On the roof of the building, covered with solar panels, you can admire a breath-taking view of the surrounding vineyards.

Opposite the main villa is the second building; its large size and versatility of space have made it an ideal place to host events and conferences, as well as to organize convivial moments.

The exteriors are particularly rich: the villa is surrounded by a tree-lined park in which there is a swimming pool, stables that can accommodate up to 8 horses, and a riding stables that allow people to experience nature in relaxation and harmony.

Strategically, the estate’s location makes it an excellent investment both as a private residence and as a building with hospitality appeal, capable of allowing its inhabitants to savor the best of Italian culture and lifestyle. Only an hour from the renowned resorts of Venice, Lignano Sabbiadoro and Cortina, from the residence, one can easily reach both the city of art, the sea, as well as the mountains and the lake in a short time. Its proximity to vineyards and award-winning wineries also makes it a paradise for wine lovers.
