Trump Hotel Washington DCAs of October, the city has 29 new hotels and 5,700 additional rooms in the pipeline including new hotels and new brands in neighbourhoods throughout the city.
In 2021, several new hotels and new brands opened across Washington, DC, including the new Kimpton Banneker in Logan Circle. Classic properties underwent extensive renovations, including The Ven at Embassy Row in Dupont Circle and Lyle. In 2022, DC anticipates adding seven new hotels.

Hotels opening in 2022:

Holiday Inn Express Washington DC Downtown (February 2022): less than one mile from the Walter E. Washington Convention Center and Capital One Arena, the hotel features 247 guest rooms, free Wi-Fi, a 24-hour fitness centre and a hot breakfast. Meeting space on the top floor offers views of the U.S. Capitol Building and each room is equipped with a microwave, mini-refrigerator, 43″ TV and in-room safe.
citizenM Washington DC NoMa (February 2022): Situated in the heart of NoMa near the metro and Union Market, the 292-key property is the city’s second citizenM hotel. Staples of the beloved European brand include King-sized beds, MoodPads, HD-TVs with streaming, free Wi-Fi and rain showers. The hotel will have a ground-floor restaurant and bar, meeting space and fitness centre. The lower level of the property will have 1,000 square feet of bike storage, showers and changing facilities.
Selina Hotel (winter 2022): Selina, an independent brand, believe it is built for today’s “nomadic traveller,” providing guests with a global infrastructure to travel and work abroad seamlessly. The DC property will be in the NoMa neighbourhood and features 178 rooms.
Washington DC NoMa District Curio by Hilton (spring 2022): From Curio by Hilton, the 203-room hotel is in The Morrow at Central Armature Works, a redeveloped site in NoMA. The upscale brand from Hilton is in a three-tower mixed-use project alongside two resident towers. The hotel will have outdoor event space, indoor and outdoor food and beverage spaces and a rooftop.
AC Hotel Capitol Riverfront (summer 2022): The 222-key AC Marriott hotel is part of a mixed-use development including residential buildings and retail space. The property, located near Nationals Park in the Navy Yard neighbourhood, will have a bar and lounge, meeting space and a library.
Pendry Hotel Washington D.C. – The Wharf (2022): Featuring curated collections of art and local craftsmanship, the multi-faceted property features 131 guestrooms including 34 suites. It will host three signature dining and bar concepts, a state-of-the-art Spa Pendry, and 5,000 square feet of indoor and outdoor event and meeting space. The new upscale hotel chain is known locally for Baltimore’s luxe Sagamore Pendry hotel, owned in part by Under Armour founder Kevin Plank.
Dock 79 Hotel (December 2022): Mixed-use waterfront development Dock 79 in Capitol Riverfront is slated to break ground on phase four of construction in 2022, including a 325-key hotel. The hotel remains unbranded but is expected to deliver within the calendar year.

Opening in 2023 and beyond:

Marriott Washington DC NE (spring 2023): A new Marriott property is part of the mixed-use project NoMa CNTR. Features of the hotel include a glass-enclosed two-story lobby, a large ballroom, an outdoor terrace, an on-site restaurant with indoor and outdoor dining, a rooftop bar and event space, fitness facilities and Marriott’s M club.
MOB Hotel (2023): a stylish Paris-based chain anchored by design team lead Philippe Starck is expected to open its first of five planned North American hotels in DC. The brand embraces neighbourhood culture and programs art talks and regular concerts in its lobbies. The hotel will feature 144 rooms and rooftop views of the U.S. Capitol along with live music, a restaurant, bar and cinema.
Arlo (2023): The boutique hotel brand is expected to debut its first Washington, DC hotel in 2023.
Royal Sonesta (2023): The second Royal Sonesta in Washington, DC will open near Union Station. Part of a mixed-use complex with hotel, retail and office space, the 274-room hotel is slated to debut in 2023. The building will offer additional rooftop and conference space.
Avid Downtown (2025): The first Avid Hotel opens in DC in 2025. Part of IHG Hotels & Resort, Avid is a midscale brand focused on good sleep, good value and good breakfast.

2021 hotel openings:

Kimpton Banneker Hotel (June 2021): A boutique hotel on 16th St NW engages guests in DC’s rich history and urban culture. The hotel features 144 spacious guest rooms and suites and 3,800 square feet of flexible indoor and outdoor meeting space. For dining, Le SeL is an intimate and relaxed French bistro, and Lady Bird opens soon, which is a year-round rooftop bar and open-air deck offering iconic views of the Washington Monument and the White House.
Lyle (April 2021): Lyle Washington, DC is the second U.S. property from international hospitality company Lore Group. Located in Dupont Circle, Lyle features 196 calming bedrooms with Art Deco accents throughout the property. Its neighbourhood restaurant, Lyle’s, is led by executive chef Nicholas Sharpe and serves seasonal, contemporary American fare.
The Ven at Embassy Row (March 2021): Located in Dupont Circle as part of Marriott International’s Tribute Portfolio, the hotel features vibrant, social spaces inspired by Scandinavian design. The Ven includes a gallery with rotating art, 231 guest rooms overlooking Embassy Row’s stately mansions, a rooftop pool and bar. A full-service restaurant, Fred and Stilla, offers indoor and outdoor dining.
Hotel Madera (February 2021): Hotel Madera and Firefly Kitchen + Bar recently reopened following extensive renovations. Situated in the heart of Dupont Circle, the reimagined Hotel Madera features 81 spacious guest rooms, 36 with private open-air balconies and 31 spacious 450-square-foot studio suites. The remodelled restaurant, Firefly Kitchen + Bar, offers creative mixology and new American cuisine, serving as a refreshed social hub for locals and guests alike.
Cambria Hotel Washington, DC Capitol Riverfront (February 2021): Enjoy picturesque rooftop views overlooking the U.S. Capitol and Audi Field and modern amenities close to the city’s premier sporting and concert venues. The hotel includes 154 stylish guest rooms, 1,500 square feet of meeting space, a full-service American style restaurant with patio seating, RowHouse, and a scenic rooftop, Perch SW, with a 3,500-square-foot terrace.
