The Setai St. Maarten — 156-key luxurious hotel suites and 24 residences set along the pristine shores of Indigo Bay, St. Maarten, have reached a series of construction milestones that signal significant momentum across the site, as the property moves from groundwork toward the vertical development of its limited collection of residences.
Construction is well underway, and the team behind The Setai St. Maarten has maintained a steady, deliberate pace of progress, and the past six months have delivered some of the most visible advances yet. With major excavation complete and the first foundations now in place, the project is setting the stage for a resort and residences setting a new standard in Caribbean luxury.
Work is progressing at the main hotel building and lobby, M5, M8 and M9, where bulk excavation and foundation preparation across 2,500 square feet are now complete. Work has moved into the next phase: placing formwork and concrete for the lower foundations, including the elevator and stairwell cores, along with the perimeter foundation walls. Excavation has also begun at “The Martin” building, while work on that structure’s foundation continues.
The essential power and water infrastructure feeding the site is now 75% complete, a critical step toward supporting the vertical build-ahead. And in one of the most anticipated milestones, fabrication is now underway for “The Osprey” building, a residential building offering a range of layouts, from intimate one-bedroom residences to expansive four-bedroom homes. Its precast structural components, the framework that forms the above-ground structure, are being produced offsite on St. Maarten, with the first pieces scheduled to arrive in the coming weeks, marking the project’s transition from foundations to visible vertical construction.
With construction underway and more than 40% of its limited collection of residences already sold, The Setai St. Maarten continues to draw strong interest from buyers across the world.

At the heart of the resort, the main pool and bar open onto panoramic views of Indigo Bay. The design creates a vibrant gathering space with the beach in full view, whether guests are relaxing in the pool or enjoying a cocktail at the bar. Inspired by the stripe accents and curvature of a beach umbrella, the Pool Bar envelopes guests into a relaxed state of mind that is accented by the ocean winds as they blow through the open facade details.
Defined by clean horizontal planes, warm natural woods, textured stone, and subtle bronze detailing, the pavilion echoes the calm elegance of the Setai aesthetic while embracing a tropical coastal spirit. Rather than functioning as a traditional stand-alone bar, the pavilion acts as a social anchor within the landscape visible from every arrival point and connected visually to the ocean beyond.
“Positioned within a secluded coastal setting at Indigo Bay, The Setai St. Maarten reflects the prioritization of tranquility, spatial generosity, and an intentionally unhurried pace of experience, resonating with travelers and residents seeking restoration rather than stimulation,” shares Ben Martin, Principal and Economics Practice Director at HKS.
When complete, The Setai St. Maarten will remain anchored by signature amenities that include a beach club with dedicated cabanas and butler service, a Les Clefs d’Or concierge team, three pools (including an adults-only oasis), a 30,000-square-foot Destination Spa, tennis and pickleball courts, on-beach water sports, a children’s playroom, childcare programs and access to a protected nature reserve.
Extending this same standard of excellence to its culinary program, the resort will feature five restaurant concepts, including Ocean Grill Beach Club and Jaya, both inspired by the acclaimed culinary concepts of The Setai, Miami Beach.
