Marriott International Inc.  and IOI Properties Group Berhad (IOIPG) today announced the next chapter of their longstanding relationship, encompassing four new-build hotel developments across Malaysia, further expanding Marriott’s luxury and select-service portfolios in the country.

The portfolio deal comprises The Ritz-Carlton, Putrajaya; W Langkawi; Aloft by Marriott Sepang and Aloft by Marriott Johor Bahru Plentong, expected to represent 888 rooms across key urban and leisure destinations in Malaysia.

The latest agreements build on an established relationship between Marriott and IOIPG. Marriott currently manages seven IOIPG owned properties across seven brands in Malaysia. The four developments represent the next phase of the collaboration, extending the relationship across additional destinations and market segments.

“Malaysia continues to be an important growth market for Marriott International, and our longstanding relationship with IOI Properties Group Berhad has enabled us to expand our portfolio across a diverse range of brands and destinations,” said Rajeev Menon, President, Asia Pacific excluding China, Marriott International. “These projects reflect our shared confidence in the long-term growth of Malaysia’s hospitality sector and our commitment to working with trusted owners to bring the right brands and experiences to destinations with strong growth potential. From luxury resort and urban, to select-service offerings, we look forward to further strengthening our presence in Malaysia”.

“Our relationship with Marriott International reflects a shared vision of establishing hospitality offerings which complement our integrated townships and developments creating values and socio-economic impacts to the communities and stakeholders that we serve,” said Dato Lee Yeow Seng, Group Chief Executive Officer, IOI Properties Group. “The signing of the four hotels cements our position as a significant hospitality owner as this will bring to a total of fifteen hotels owned by the Group, which presently are and will be managed by Marriott International. Our current nine hotels are already in operations while these four and The Westin Puchong which was signed on 30 July 2026 as well as W Singapore – Marina View, are expected to complete their construction, progressively in the coming years,” Dato Lee added. Dato Lee also highlighted that the expansion of IOIPG’s hospitality segment by 2032 with a total of 4,648 hotel rooms, will further solidify its footprint across its business operations in Malaysia, Singapore and the People’s Republic of China as a noteworthy regional property player.

 W Langkawi

Scheduled to open in 2030, the planned 173-key W Langkawi is anticipated to mark the brand’s debut in Langkawi, bringing the brand’s bold design, cultural energy and distinctive positioning to one of Malaysia’s most celebrated island destinations.

Set along Pantai Kok, the beachfront resort is located near some of Langkawi’s renowned attractions, including the Langkawi Sky Bridge, and within convenient reach of Langkawi International Airport, the resort is anticipated to offer travelers a new expression of distinctive luxury on the island.

The Ritz-Carlton, Putrajaya

Planned for a 2032 opening, the 215-key The Ritz-Carlton, Putrajaya is anticipated to bring the brand’s legendary service and timeless luxury to Malaysia’s administrative capital.

The hotel is an integral component of a 70-storey iconic mixed-use tower which forms a significant element of the Phase 3 expansion of IOI Resort City, an established township anchored by retail, hospitality, residential and recreational offerings. Located within the southern Klang Valley corridor, the property is anticipated to benefit from connectivity to Putrajaya, Cyberjaya and Kuala Lumpur International Airport.

The development is anticipated to further enhance Putrajaya’s hospitality landscape as the destination continues to evolve beyond its role as the country’s administrative center.

Aloft by Marriott Sepang

The planned 250-key Aloft by Marriott Sepang which is expected to open in 2030, is anticipated to bring the brand’s vibrant and modern hospitality experience to Sepang, strategically positioned between Kuala Lumpur International Airport and Putrajaya.

The hotel is expected to form part of a 40-acre commercial development in Kota Warisan comprising retail, office and residential components. Located approximately 12 kilometers from Kuala Lumpur International Airport (KLIA), the hotel is anticipated to benefit from convenient road and rail connectivity, including nearby Salak Tinggi Express Rail Link (ERL) train station, with direct connections to both KLIA and Kuala Lumpur Sentral.

The hotel is expected to serve a mix of corporate, leisure and meetings demand, as well as other demand generators in the Sepang area.

Aloft by Marriott Johor Bahru Plentong

Slated to open in 2030, the planned 250-key Aloft by Marriott Johor Bahru Plentong is expected to mark the brand’s debut in Johor Bahru. The hotel is planned as part of IOI @ Plentong, a mixed-use development in southeastern Johor Bahru comprising retail and residential components.

The hotel is anticipated to benefit from proximity to major commercial and industrial demand generators, including Pasir Gudang Industrial Area and Johor Port, as well as connectivity to Johor Bahru city center and the Johor-Singapore Causeway.

As Johor continues to strengthen its position as a regional economic hub, driven by investment activity and enhanced cross-border connectivity, the hotel is expected to serve both business and leisure travelers visiting the region.

The four newly signed hotels join the previously announced The Westin Puchong as part of Marriott and IOI Properties Group Berhad’s broader joint portfolio of five developments in Malaysia. Signed and announced in July 2026, the planned 324-key hotel is expected to open in 2031 as part of IOI Rio City, a MYR12 billion integrated mixed-use development in Bandar Puteri Puchong, Selangor.
