Guided by its four core values of Wellness, Nature, Innovation, and Community, ELEMENTIS Development Group is redefining luxury living and sustainable design across its resorts and residences in Indonesia and beyond. Engineering communities that are connected to Nature, thrive on Innovation, and embrace personalized Wellness, the first ELEMENTIS location will be launched in Ubud in Q1 2025, followed by properties in Nusa Lembongan and Uluwatu, Bali in late 2025. Also on the horizon are ELEMENTIS Farellones, Chile, opening in Q1 2026, followed by Lombok, Sumbawa and Rote in Indonesia, and Papudo in Chile.

Founded by Anton Titov and Andrey Skripachev, seasoned project developers with diverse international backgrounds for whom family and health are paramount, the vision of ELEMENTIS is to inspire a global Community united by a passion for socially and emotionally conscious living. “At the heart of our mission is a commitment to sustainable construction and climate-responsive solutions,” says Anton. “By partnering with regional industry leaders, maximizing energy efficiency, and minimizing environmental impact, we are creating spaces that reflect our dedication to Community-building and ecological responsibility.”

ELEMENTIS’ Co-Founder and Chief Construction Officer Andrey echoes these sentiments: “I am always looking for progressive technologies to allow me to grow personally and to grow the company,” he says. “Here in Bali, our goal is to integrate cutting-edge technologies with Balinese culture’s emphasis on harmony with Nature and personal and Community wellbeing, to inspire a completely new approach to construction. We are not building villas — we are building a vision.”

Four Core Values

ELEMENTIS’ approach to integrative Wellness encompasses physical, mental, and spiritual health, offering advanced Wellness amenities such as ultra-modern saunas and OKEARA, structured hydrogen water, known for its antioxidant and anti-inflammatory properties, along with a range of other benefits. These form part of the highly personalized programs that enable optimized lifestyles through education and support.

The company’s investment in Nature is vital, as demonstrated by its modern architectural designs that maximize ecological immersion and minimize environmental impact, without compromising comfort. “We offer abundant opportunities for outdoor recreation and exploration, harmonizing our lifestyles with the natural world,” says Anton.

ELEMENTIS has a profound commitment to Community-building, which is integral to its business ethos. Beyond being a hospitality brand, ELEMENTIS strives to unite like-minded individuals who embrace Innovation and personalized and comprehensive holistic

Wellness. “We aim to cultivate a thriving Community that fosters the ongoing development of ELEMENTIS and helps us realize our vision,” says Anton.

Innovation is the company’s cornerstone, driving the team to enhance the ELEMENTIS  experience through collaboration with leading experts, fostering creativity, and prioritizing a forward-thinking mindset. “By utilizing next-generation technology and energy-efficient solutions, the company is leading the way in industry trends and advancements,” says Chief Hospitality Officer Michael Burchett, a 45+ year veteran of the global hospitality industry.

World-First Climate-Responsive Technology
Among the company’s founding partners is Singapore-based Sun-Ice Energy, which has invented the world’s first zero-carbon climate control system. As air conditioners are energy-intensive, high-carbon emission appliances that negatively impact human health through the accumulation of dust, mold and bacteria, all ELEMENTIS structures that require cooling will utilize Sun-Ice Energy’s groundbreaking technology. Additionally, all resorts and residences will feature specialized insulated glass and construction techniques to optimize energy efficiency and ensure a healthy living environment.

Innovative Wooden joinery Technique

“This is the first time in history our advanced solar-powered thermal storage technology is being used in the hospitality sector,” says Sun-Ice Energy’s Founder, Jacques Mouchet. “Partnering with ELEMENTIS is an ideal fit for our company as we both prioritize sustainability and wellbeing. Together, we are setting new standards for environmentally conscious living.”

Complementing Sun-Ice Energy’s world-first climate-responsive technology, all ELEMENTIS resorts and residences will be constructed from responsibly sourced glue-laminated timber (glulam), which in Indonesia will be exclusively supplied by Woodlam Indonesia, the nation’s first end-to-end wood consultants. Considered one of the most significant Innovations in wood construction, glulam is an engineered wood product made by bonding thin layers of timber with glue that is eco-friendly, durable, and moisture and pest-resistant. Compared to many other building materials including cement and steel, gluelam’s manufacturing process consumes less energy and produces fewer greenhouse gas emissions.

“I believe in creating value and impact in all our projects, improving the lives of Indonesian people, and constantly striving for Innovation, which is why ELEMENTIS is a dream client,” says Woodlam Indonesia’s Founder, Jeshua Sadeli. “Anton and Andrey are driven by a

genuine desire to create Wellness communities. Our responsibly sourced engineered timber perfectly aligns with their goal.” For its engineered timber, Woodlam Indonesia uses the wood of the jabon tree (Neolamarckia cadamba), a tropical evergreen native to the region. The company adheres to stringent international regulations that ensure legal and sustainable logging practices. “We also maximize resource utilization and have created a circular economy, ensuring no part of the wood we use ends up in landfill,” explains Woodlam’s Co-founder Yofangga Rayson.

Working alongside Woodlam Indonesia, Rothoblaas is excited to leverage its latest technologies in connections, waterproofing, and safety to enhance the guest experience at ELEMENTIS properties. Rothoblaas will play a crucial role in the precise integration and connection of the glulam components, ensuring superior quality and performance.

Milos Slavik, Regional Manager of Rothoblaas, emphasizes, “By merging the expertise and resources of Rothoblaas and ELEMENTIS, we can pioneer advancements in eco-friendly building materials, energy-efficient villa designs, and sustainable operational practices. This partnership is poised to integrate cutting-edge technologies and solutions into our villa rentals, aiming to reduce carbon footprints, promote environmental stewardship, and meet the growing demand for eco-conscious travel experiences.”

“Our commitment to sustainable construction and climate-responsive solutions stands at the forefront,” says Anton. “At ELEMENTIS, we are not just building properties; we are shaping a vision of a holistic lifestyle that is deeply connected to the environment and those around us. We want to inspire a new paradigm where innovation harmonizes with nature, fostering communities that thrive on wellness and shared values,” he concludes.
